Building your property is an exciting process, but all that excitement comes with a great deal of responsibility. Hiring the best general contractor for you and your project is an extremely important decision. Your choice will determine the quality of craftsmanship and will minimize stress and unexpected costs. Bringing in the right contractor early in the design process is one of the most important elements in maintaining a budget and to keeping on schedule during construction.This section will only serve as a basic introduction to working with Met Exteriors. We strongly encourage you to look around and do your research before selecting a contractor.

The “Contracting Process” is made up of a number of related activities and duties. As every company may have their own definition of what they call a contracting process, let’s define what we think are the basic requirements of a normal contracting process.






1. All contract processes begin with a purchase request.
2. We then consult with an estimator, supervisor or owner to gain an understanding of the requirements needed to complete the desired job.
3. Begin work with the estimator or subject matter experts to establish requirements by drawings, specifications, scope or statements of work, or requirements documents etc.
4. Develop and identify an initial list of potential qualified suppliers.
5. Perform pre-qualifications to determine the suppliers that are best suited to perform the work to establish the the list of suppliers to receive the bid.
6. Select the appropriate contracting approach. (Lump sum, time & materials, individual packages, management contract, unit price, guaranteed maximum, not to exceed, etc.)
7. Determine the supplier selection process.
8. Prepare the appropriate Contract Documents. This includes: legal terms and conditions; business terms and conditions, specifications; standards or requirements, schedules, performance standards, acceptance & test criteria and requirements for training, support, maintenance.
9. Bid or solicit proposals; issue and receive of the appropriate bid or proposal documents
10. Perform bid or proposal review and prioritization of alternative suppliers according to the evaluation criteria.
11. Commence negotiation of the agreement and cost.
12. Finalize the agreed terms and perform contract review, approval and execution.
13. Manage the contract mobilization.
14. Oversee delivery related activities.
15. Govern performance related activities.
16. Perform administration of contract related activities.
17. Regulate the contract file.
18. Manage the conducting appropriate tests & acceptance of the deliverables.
19. Supervise changes that occur throughout the process.
20. Negotiate and resolve disputes.
21. Counsel the close out of the contract.
22. Handle any warranties.
23. Conduct and negotiate any claims
